Project Summary: A New Vision for Williams Lake

About Hudson River Valley Resorts

Hudson River Valley Resorts (HRVR) is a land development company that believes real estate development can be done differently. HRVR's investors share values of social and environmental responsibility. HRVR believes that environmentally sensitive lands (such as the Williams Lake property) can be responsibly (and profitably) developed to the benefit of the community. HRVR believes that a community focused, conservation development design will best protect the natural resources of Williams Lake while contributing much needed economic development to the region.

Project Vision

Hudson River Valley Resorts' vision is to sustainably redevelop the Williams Lake property as a Resort/Spa and Residential Community focused on the environment, wellness and outdoor recreation. The proposed development will honor and protect the property's rich industrial history, unique environmental sensitivity and public access traditions. The project will achieve these goals by adhering to five design principles (see below).

The above rendering depicts the proposed hotel, spa (left of covered boardwalk) and fitness center (foreground). The core of the resort is located along Williams Lake, but significantly set back from the lake's edge. All buildings will be high-performance (energy efficient, low-flow water fixtures, etc). The hotel and spa will utilize on-site geo-thermal and solar thermal energy. The hotel will recycle grey-water. Constructed wetlands, green roofs, porous pavement, rain-gardens and bio-swales will help manage stormwater to ensure groundwater recharge. At least the hotel lodge will be LEED certified by the US Green Building Council. (LEED is an acronym for Leadership in Energy and Environmental Development).

This rendering illustrates the proposed design aesthetic of the proposed buildings. The townhomes and other buildings will use natural building materials sourced locally (stone, wood) and be designed to blend into the natural landscape.

This rendering depicts an outdoor activity area just north of the proposed hotel alongside a beautiful bank of kiln walls and a 40 foot brick chimney that are remanants of the 19th century Rosendale cement manufacturing operation that took place on-site. The extension of the Walkill Valley rail trail will pass through the property in front of the cafe (next to chimney). The cafe will be open to the community as well as resort guests. In the foreground is an outdoor activity center where bikes and skis will be rented and outdoor programming (nature walks, etc) will be launched.

 

 

 

HRVR Project Summary: Conceptual Development Plan

The Conceptual plan for the redevelopment, outlined below, calls for a conservation development design that limits the development foot print to only 67 acres of the 779 acres site (the former Williams Lake resort is 50 of these 67 acres)

Total Project Area

The total project area is approximately 779 acres, of which ~411 acres are held in a conservation easement set up by Anita Williams Peck in 1999 and managed by the Rondout Esopus Land Conservacy (RELC). This conservation easement is a forested landscape that contains multiple waterbodies (woodland ponds, lakes, vernal pools), numerous limestone ridges and existing trails. This land hosts an incredible diversity of plant and animal species.

HRVR plans to expand land under easement and to use conservation land for wildlife habitat; outdoor recreation (hiking and competitive recreational events such as Nordic skiing, mountain biking and tri-athlons); and education (interpretive ecology and geology walks). HRVR will work with RELC to better manage this sensitive land through a long-term conservation and management plan.

The area proposed for development consists of ~311 acres and includes Williams Lake, the land used by Williams Lake Resort and land west of Binnewater Road that was formerly owned by Anita Williams Peck and her family.

Concept Plan: Development Area

The above Concept Plan illustrates and summarizes the proposed re-development of the Williams Lake Resort property. The proposed resort and residential community will consist of a LEED hotel, spa and other amenities and 160 homes.

The resort will provide a quiet, retreat-to-nature experience focused on the environment, wellness and outdoor recreation. Existing, aging buildings and infrastructure will be replaced with green buildings and infrastructure built to high standards of environmental sustainability.
